Terms of Service

1. Agreement

By creating an account or using SmallDoor (“the Service”), you agree to these Terms of Service (“Terms”). If you do not agree, do not use the Service. These Terms form a binding agreement between you and SmallDoor (“we”, “us”, “our”), operated by Jonathan Leibiusky.

2. Description of Service

SmallDoor is a property management platform for independent landlords. It provides tools for tracking rental properties, tenants, rent collection, expenses, and income verification via Plaid. SmallDoor does not process rent payments between landlords and tenants.

3. Eligibility

You must be at least 18 years old and legally authorized to enter into contracts in your jurisdiction to use SmallDoor. By creating an account you represent that this is the case.

4. Accounts

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us immediately at support@smalldoor.app if you believe your account has been compromised. We reserve the right to suspend or terminate accounts that violate these Terms.

5. Subscription and Billing

SmallDoor is a paid service. Pricing is listed at smalldoor.app/pricing.

  • New accounts receive a 14-day free trial, no credit card required
  • After the trial, continued use requires an active paid subscription
  • Subscriptions are billed monthly or annually depending on your selected plan
  • Payments are processed by Stripe. By subscribing you authorize Stripe to charge your payment method on a recurring basis
  • Subscriptions renew automatically until cancelled
  • You may cancel at any time from your account settings. Cancellation takes effect at the end of the current billing period — no partial refunds are issued for unused time
  • We reserve the right to change pricing with 30 days notice to existing subscribers

6. Income Verification — Tenant Terms

When a landlord initiates an income verification request, the tenant receives a link to connect their bank account via Plaid. By completing this process:

  • The tenant consents to Plaid accessing their bank account data to generate an income summary
  • The tenant consents to SmallDoor storing their verified monthly income amount and employer name
  • The tenant acknowledges that a one-time fee is charged to complete the verification
  • This fee is non-refundable once the Plaid connection has been completed
  • SmallDoor is not responsible for the outcome of any leasing decision made by the landlord based on verification results

7. Acceptable Use

You agree not to:

  • Use SmallDoor for any unlawful purpose or in violation of any applicable laws, including fair housing laws
  • Attempt to gain unauthorized access to any part of the Service or its infrastructure
  • Reverse engineer, copy, or create derivative works based on the Service
  • Use the Service to store or transmit malicious code
  • Misrepresent your identity or the nature of your properties or tenants
  • Use income verification data for any purpose other than evaluating a prospective or current tenant for a residential lease

8. Data and Privacy

Your use of SmallDoor is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

9. Intellectual Property

All content, design, code, and branding within SmallDoor is owned by or licensed to SmallDoor. These Terms do not grant you any rights to use our name, logo, or trademarks. You retain ownership of all data you enter into the Service.

10. Data Portability and Deletion

You may request an export of your data at any time by contacting support@smalldoor.app. Upon account cancellation, your data will be deleted within 30 days in accordance with our Privacy Policy.

11. Disclaimers

The Service is provided “as is” without warranties of any kind, express or implied. We do not warrant that the Service will be uninterrupted, error-free, or completely secure. SmallDoor is a tool to assist landlords — we do not provide legal, financial, or tax advice. Schedule E export data should be reviewed by a qualified accountant before filing.

12. Limitation of Liability

To the maximum extent permitted by law, SmallDoor shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability to you for any claim arising from these Terms shall not exceed the amount you paid to SmallDoor in the 12 months preceding the claim.

13. Indemnification

You agree to indemnify and hold harmless SmallDoor and its founder from any claims, damages, or expenses (including legal fees) arising from your use of the Service, your violation of these Terms, or your violation of any third-party rights.

14. Termination

We reserve the right to suspend or terminate your account at any time for violation of these Terms, with or without notice. You may terminate your account at any time from your account settings. Upon termination, your right to use the Service ceases immediately.

15. Governing Law

These Terms are governed by the laws of Argentina, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Buenos Aires, Argentina.

16. Changes to Terms

We may update these Terms from time to time. We will notify you of material changes via email at least 14 days before they take effect. Continued use of the Service after that date constitutes acceptance of the updated Terms.
